In London, estate agents act for the seller. A buying agent, by contrast, works only for the buyer: searching, advising and negotiating on their behalf.
What a buying agent does
A buying agent defines your brief, searches the market, including homes sold quietly without public advertising, arranges and attends viewings, advises on value and condition, and negotiates the price and terms.
Fees and terms
Fees and terms vary, and are agreed in writing before the search begins. Ask exactly what is included and when payment is due.
An estate agent works for the seller; a buying agent works for you.
Choosing one
Look for independence from sellers, knowledge of the neighbourhoods you want, and membership of a professional body or redress scheme. Ask for references from recent clients.
When it helps
A buying agent is most useful if you are buying from abroad, have limited time, or are looking in a competitive part of the market.
Our advice: meet two or three buying agents, compare their knowledge of your target areas, and agree the fee and scope in writing before they start.
